






Detailed directions and arrangements for key collection are sent to you a week before your arrival.
On your day of arrival the cottage will be available from 4.00 p.m. Please try not to arrive before this time unless arranged with us in advance, as your cottage may not be ready for you. On your departure day the cottage needs to be vacated by 10.00 a.m.
The cottages are down a private drive off a quiet country lane in the little hamlet of Heaning just 1 mile from Windermere village and 2 miles from the lake shore. Heaning is located centrally in the Lake District with easy access to all the main attractions and facilities, yet is only 14 miles from the M6 motorway (junction 36) along the A590/591.
The cottages are 1 mile from Windermere railway station from where you can get trains, taxis and buses. There is a regular local train service between Windermere and Oxenholme station which is on the main West Coast line from London to Glasgow and Edinburgh. Various buses serve the area, most of which can be boarded outside Windermere Station. There are also mini-bus tour companies, such as Mountain Goat, which offer tours throughout the Lake District starting from Windermere.
Bed linen is provided and beds are made up for you. Please note we do not provide bedding or bed linen for the travel cot so, if you have ordered one, please bring your own. All bedding is non-feather.
Towels are not provided - please bring your own. A clean bathmat and a starter quantity of toilet paper are provided in each bathroom.
The kitchen is well equipped with sufficient cutlery, crockery and cooking utensils for most needs. Two tea towels and a starter pack of kitchen consumables such as dishwasher tablets, washing up liquid and kitchen paper towel are provided.
A selection of DVD’s, books, guide books, games and puzzles is provided.

Yes. The Lake District is a walker's paradise. There are walks to suit all abilities within a short distance, even some starting from the door of your cottage. A selection of guidebooks and suggestions for walks are provided in each cottage.
Access from the car park is on one level with a couple of steps up to each front door. The cottages are in an old converted barn on two or three levels and are not wheelchair friendly. We aim to be as flexible as possible and you are more than welcome to contact us to discuss your requirements.

The cottages are entirely non-smoking.
TV with Freeview, DVD player with selection of DVD’s, radio and CD player. Bosch fridge-freezer, Neff electric double oven with grill, Neff ceramic hob, Neff dishwasher, microwave oven, Neff extractor hood.
Use of laundry shared with the three other cottages which has a Bosch washing machine and tumble dryer.
There is a covered lockable cycle store with washing facilities.
Travel cots and high chairs (both suitable for children up to 24 months) can be provided for a small additional charge. Please bring your own bedding and bed linen for the cot. We do not provide stair gates, but you are welcome to bring your own.
All heating and electricity is included in the price.
We have recently installed a new computer-controlled electric central heating system which allows you to adjust the heating in each room to suit your requirements. At the same time the system is programmed to provide heating in an ecological manner.
The sitting room has an electric coal-effect stove to provide a cosy atmosphere.
The cottage has one allocated space in the private car park next to the cottages.
We regret that we do not accept any pets in the cottages or garden.

Each cottage is supplied with a large selection of tourist information, guidebooks, etc. to help you choose from the wide range of activities and attractions available in the Lake District.
Ings Village(1/2mile): Petrol station with newspapers and limited supermarket. Pub with restaurant.
Windermere Village (1 mile): Railway station, petrol station, large Booth’s supermarket, Tourist Information Centre, various banks, post office, butchers, bakers, chemists, restaurants, take-away’s , pubs etc.

There is good reception on Vodafone and T-Mobile phones within and around the cottages. Other networks such as Orange and 3 only work at the end of the drive (200 metres away).
There is a private courtyard garden bounded by attractive stone walls in front of the cottages where each of the four cottages has a seating area with table and chairs on the lawn.
There is a large open space available in the newly planted Heaning Forest 100 metres from the property down a quiet bridle path - ideal for walks, ball games and picnics.

Throughout the year the cottages can be booked on a weekly basis from Friday to Friday. Occasionally, short break can be available on a last-minute basis.
Yes. The Lake District is beautiful in all seasons and there is always plenty to enjoy.
